<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 07/08/98 <br />ITEM NO: 6(c) <br />Agenda Section: <br />PUBLIC HEARINGS <br />North Heights Lutheran Church request for a three-year extension of <br />an interim use permit to allow the continued use of one temporary <br />building at 2701 Rice Street North (PF#3043). <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 North Heights Lutheran Church is requesting a three-year extension of an interim <br />use permit to allow the continued use of one 24' x 70' temporary building for office <br />space at 2701 Rice Street North. <br /> <br />1.2 A request for an interim use permit, including the extension of an interim use permit, <br />is processed in the same manner as a request for a conditional use permit. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 North Heights Lutheran Church owns the property located at 2701 Rice Street and <br />operates a church and a school on the property. The property is located in an R-1 <br />Single Family District, and the Comprehensive Plan designates the northern parcel <br />as Church and the southem parcel as School. Adjacent land uses include a variety <br />of commercial uses to the east across Rice Street, a combination of commercial and <br />single family to the south across County Road C, single family residential to the <br />west across Woodbridge Street, and multiple family residential to the north. <br /> <br />2.2 The applicant was granted an interim use permit on May 22, 1995, to allow two 24' <br />x 70' temporary buildings on the property for use as office space. The interim use <br />permit was for a period not to exceed three years, beginning September 1, 1995. <br />Conditions were also placed on the interim use permit regarding the exterior <br />appearance of the structure and fire separation requirements. <br /> <br />2.3 All of the conditions were met and a building permit was issued in August 1995 for <br />one temporary building. There have not been any complaints or concerns <br />regarding this building. <br /> <br />2.4 North Heights Lutheran Church is currently evaluating the long term use of the <br />property on Rice Street. For this reason, a three-year extension of the interim use <br />permit is being requested.
