As the baby boomer generation continues to move toward their retirement years,
the need for Senior Housing will grow. Part of our Church mission is to provide for things
that are needed in our community. I believe that utilizing this property for a Senior
Housing project would be a wise decision for the community to make regarding this
property.

The Prince of Peace property provides a very nice setting for a Senior Housing facility.
There is no multi-family housing anywhere on the perimeter of Central Park. I believe that
adding a building full of seniors to the perimeter of the park would be very complementary
to the park. This has already been proven in another park in Roseville at the Villa Park
Senior Housing facility. The senior housing building, the senior residents and the park
make for a very good combination.

In addition to providing a needed housing facility for the community, this facility would
generate tax revenues from this property which would not be generated if the land were to
be left vacant or attached to the park.

I am both a resident of the City of Roseville and a member of the Prince of Peace Lutheran
Church congregation. Over the past several years, many Churches in our area have been
growing, Prince of Peace included. At Prince of Peace, we have three worship services on
Sunday mornings and several mid-week enrichment activities on Wednesday evenings.
Our current parking situation is impacting our growth. This project also includes a much
needed expansion of our parking lot capacity. We want to see Prince of Peace continue to
be a vital and growing part of the Roseville community.

Please approve this proposal.

?Z~

Chris Henningson
63 Mid Oaks Lane
Roseville, MN 55113
