<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br />DATE: 09/09/98 <br />ITEM NO: <br /> <br />Department Approval: Agenda Section: <br />PUBLIC HEARINGS <br /> <br />Item Description: Lexington Plaza LLC request for sign variances to reduce the setback <br />of a pylon sign to 5 feet along Lexington Avenue, increase the area <br />to 200 square feet, and increase the height to 30 feet for the purpose <br />of constructing a new pylon sign at Lexington Plaza - 1698-1752 <br />Lexington Avenue North (PF3052). <br /> <br />1.0 REQUESTED ACTION <br /> <br />The Lexington Plaza sign variance request was tabled on August 12, 1998 to this <br />meeting. <br /> <br />1.1 Lexington Plaza is requesting sign variances to reduce the setback of a pylon sign <br />to 5 feet along Lexington Avenue, increase the area to 200 square. feet, and <br />increase the height to 30 feet for the purpose of constructing a new pylon sign at <br />Lexington Plaza. <br /> <br />Requirement Proposal Variance <br />Front yard setback - 30' 5' setback 25' variance <br />Sign height - 20' 30' height 10' variance <br />Sign area - 100 s.f. 200 s.f. combination <br />per building (2) (one sign) of area <br /> <br />1.2 Changes from the original proposal include reducing the number of tenants on the <br />new sign to a maximum of six. The setback from the driveway may be reduced to <br />allow for placement in the entry island. Mr. John Wall, representing Lexington Plaza, <br />has submitted the attached letter which explains the amended proposal. <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Lexington Plaza LLC owns the property located at 1698 -1752 Lexington Avenue <br />(Lexington Plaza), which is occupied by a multi-tenant retail facility in two buildings. <br />The property is located in a B-2 Retail Business District and the Comprehensive <br />Plan identifies this property as Business.
