<br />2.2 Lexington Plaza is requesting a variance from Section 1005.01 (A) of the City Code <br />to reduce the etback of a pylon sign to 5 feet from Lexington Avenue, a variance <br />from Section 1009.08(A) to combine the allowable pylon signage area of 100 <br />square feet per building into one 200 square foot pylon sign, and a variance from <br />Section 1 009.08(G) to increase the height of a pylon sign to 30 feet. The proposed <br />pylon sign is 30 feet in height, 15 feet in width, and has a sign area of 200 square <br />feet. Each of the two buildings on this property is allowed one pylon sign not <br />exceeding 100 square feet in area. The tenants of the northern building would like <br />to have greater visibility at the intersection of Larpenteur Avenue and Lexington <br />Avenue; therefore, the applicant is proposing to combine the area of the two signs <br />into one 200 square foot sign. Since the parking area along Lexington Avenue is <br />only set back one foot or less from the right-of-way, a sign located at the required <br />30 foot setback would be in the middle of an existing drive aisle. In addition, the <br />applicant would like to increase the height of the sign to 30 feet in order to prevent <br />vandalism. The existing Earl's Pizza (~75 square feet) and Moto Photo (~30 square <br />feet) pylon signs will be removed from the site if the variance request is granted. <br />Future requests to re-instate such signs would be denied by the staff. The applicant <br />does not intend to remove an existing roof-top sign on the south building (~200 <br />square feet). When the signage package for Roseville Shopping Center (to the <br />west across Lexington Avenue) was approved, the removal of roof-top signs on it <br />building was required. <br /> <br />2.3 Lexington Plaza LLC has also spoken with City staff about other improvement to its <br />facility, including upgrades to the existing parking area. In order to address all of <br />the proposed improvements and upgrades in a comprehensive fashion, staff <br />requested that the entire package be submitted as a planned unit <br />development request. <br /> <br />2.4 The Ramsey County Master Street Plan identifies Lexington Avenue as a future 99 <br />foot right-of-way. An additional 16.5 feet of right-of-way will be required along the <br />western edge of this parcel. It has not been the policy of the City to require <br />dedication of additional right-of-way as a condition of variance approval. <br /> <br />2.5 Section 1005.01 (A) of the City Code requires a front yard setback of 30 feet in a B-2 <br />zoning district. This setback applies to buildings as well as pylon signs <br /> <br />Section 1009.08(b) allows one pylon sign with an area up to 100 square feet per <br />building in a B-2 zoning district. Section 1009.08(G) limits the overall height of a <br />pylon sign in a B-2 zoning district to 20 feet. <br /> <br />Section 1013.02 outlines the criteria and procedure for considering a variance. <br /> <br />PF3052 - RPCA (08/12/98) - Page 2 of 4 <br />
