The property is currently occupied by a <br />single family residence, is designated as Low Density Residential in the City's <br />Comprehensive Plan, and is located in an R-1, Low Density Residential District. <br />Adjacent land uses are a golf course (Midland Hills Country Club) to the so~th and <br />low density residential to the north, east, and west. <br /> <br />2.2 Ms. Moss is requesting a minor subdivision to allow the subdivision of one recorded <br />parcel into two parcels. The southern parcel will be 13,068 square feet (0.3 acre) <br />in area and will include the existing dwelling on the property. The northern parcel <br />will also be 13,068 square feet (0.3 acre) in area and will be sold for a new single- <br />family dwelling. A certificate of survey for the proposed subdivision as well as new <br />legal descriptions for the two resulting parcels have been submitted ~wunction <br />with the request. The two resulting parcels will meet the minimum lminimum lot <br />depth, and minimum lot area requirements for an R-1 zoning district. \,() I c> n-J <br /> <br />2.3 Municipal utilities are available in Marion Road to service the new parcel. A sanitary <br />sewer service for the northern parcel is shown on the as-built plans for Marion <br />Road; however, a water service is not shown. A deferred assessment in the <br />amount of $4,208.69 for past sanitary sewer, storm sewer, water, and roadway <br />improvement projects will need to be paid in conjunction with the subdivision of this <br />parcel. <br /> <br />2.4 Section 11 04.04E, City Code, outlines the procedure for a three parcel or less type <br />of minor subdivision.
