This section also requires a minimum lot area of 12,500 square feet, a minimum lot width of 100 feet, and a minimum lot depth of 100 feet for a corner lot in an R-1 zoning district. .. 3.0 STAFF COMMENT 3.1 In reviewing this request, staff made the following findings: 1. Both of the lots created by the proposed minor subdivision meet the minimum lot area, width, and depth requirements of Section 1004.02(0) of the City Code. 2. The proposed minor subdivision is in harmony with the general purpose and intent of the City's Comprehensive Plan, Title 10 of the City Code (Zoning), or Title 11 of the City Code (Subdivisions). 3. The proposed minor subdivision will not adversely affect the public health, safety, or general welfare. 4.0 SUGGESTED CITY COUNCIL ACTION 4.1 By motion, approve Carol Moss' request for a minor subdivision to allow the subdivision of a 26,134 square foot (0.6 acre) residential parcel at 2207 County Road B West into two 13,068 square foot (0.3 acre) residential, based on the findings outlined in Section 3.1 of this report.
