If the request is <br />approved, the final certificate of survey is reviewed by the Community Development <br />Director and then recorded with the Ramsey County Recorder. <br /> <br />Section 1 004.02(D) requires a minimum lot area of 11,000 square feet, a minimum <br />lot width of 85 feet, and a minimum lot depth of 110 feet for an interior lot in an R-1 <br />zoning district. This section also requires a minimum lot area of 12,500 square feet, <br />a minimum lot width of 100 feet, and a minimum lot depth of 100 feet for a corner <br />lot in an R-1 zoning district. <br /> <br />.. <br /> <br />3.0 STAFF COMMENT <br /> <br />3.1 In reviewing this request, staff made the following findings: <br /> <br />1. Both of the lots created by the proposed minor subdivision meet the minimum <br />lot area, width, and depth requirements of Section 1004.02(0) of the City <br />Code. <br /> <br />2. The proposed minor subdivision is in harmony with the general purpose and <br />intent of the City's Comprehensive Plan, Title 10 of the City Code (Zoning), <br />or Title 11 of the City Code (Subdivisions). <br /> <br />3. The proposed minor subdivision will not adversely affect the public health, <br />safety, or general welfare. <br /> <br />4.0 SUGGESTED CITY COUNCIL ACTION <br /> <br />4.1 By motion, approve Carol Moss' request for a minor subdivision to allow the <br />subdivision of a 26,134 square foot (0.6 acre) residential parcel at 2207 County <br />Road B West into two 13,068 square foot (0.3 acre) residential, based on the <br />findings outlined in Section 3.1 of this report. <br /> <br />Attachments: Location/notification map; notice of public hearing notice; proposed subdivision of property. <br /> <br />60-day Time Limit: Application accepted on July 13, 1998; Decision deadline is September 11, 1998. <br /> <br />Prepared by: Kim L.
