The City approved the <br />subdivision of the property and the creation of this parcel in 1987. The property is <br />zoned R-1 Single Family Residential, and the Comprehensive Plan identifies the <br />property as Low Density Residential. Adjacent land uses are Walsh Lake to the <br />west, single family residential to the north and east, and a two-family dwelling to the <br />south. <br /> <br />2.2 Mr. Kelsey and Ms. Friedemann are requesting a variance from Section 1004.02(D), <br />City Code, to reduce the front yard setback to 20 feet and a variance from Section <br />1016.16 to reduce the setback from the ordinary high water level of Walsh Lake to <br />37.5 feet for the purpose of establishing a building pad on the parcel.
