James Christensen is requesting a variance to increase
the coverage of the required rear yard to 44.8% for the purpose of
constructing a 28' x 36' (1008 sf) garage at 669 Shryer Avenue West.

Chair Harms opened the hearing and requested Dennis Welsch provide a review,
based on written reports of July 8, 1998, of the request for a variance to increase
rear yard coverage at 669 Shryer Avenue West.

Dennis Welsch advised that this is a through lot with frontage on both Skillman and
Shryer; a variance of 446 s.f. variance for building size and a 19.8% lot coverage
variance are being requested in order to construct a 28' x 35' garage. He discussed
the staff recommendation to deny this request because of size and discussed the
suggested alternative for the applicant.

Planning Commission members discussed building construction alternatives and questione
needed to back boat/truck into garage. The neighbor's garage size is 32' x 28'. Skillman, 687 W. Skillman, 679 W.
