.

'AUG-12-1gg8 12:08 FROM CITY ATTORNEYS OFFICE

TO

g4g02g31 P.02

'if ../ d- . 1(;;

Peter Pangborn
687 Skillman Avenue West
Roseville, Minnesota. 55113

August 12, 1998

Roseville Planning Commission and
Roseville City Council
2660 Civic Center Drive
Roseville, Minnesota 55113

RE: Planning File #3058 - Christensen Variance

Dear Commission Members and Council Members:

This letter is in response to a request for a variance from Mr. James Christensen for a proposed
garage at the back of his property at 669 Shryer Avenue.

I live at 687 Skillman Ave., about I Y210ts to the west of Mr. Christensen off the back, north side
of his lot. There are no houses on the south side of Skillman. Skillman is a very attractive and
quiet residential street, which was what drew me to the neighborhood when I purchased my
home some years back.

I don't like to tell people what they can and can't do on their own property, but I have a problem
with Mr. Christensen's request for a variance. I'm concerned about both the negative visual
impact the proposed garage and driveway would have on Skillman Avenue, as well as the
potential future impact on the value of property on Ski! lman Avenue should other 4-car garages
be built using this requested variance as a precedent.

The proposed garage is massive for this residential neighborhood. In context with the majority
of the existing residential housing stock in our neighborhood, the size of the proposed garage is
almost as big, and in some cases bigger than the houses.

The driveway as well is massive for our neighborhood. At 36 feet wide, the proposed driveway
would cover approximately half the width of the back of Mr. Christensen's lot with a slab of
asphalt or concrete from the curb back thirty feet to the garage. Also, at 36 feet wide, the
proposed driveway is four feet wider than the street itself, which is 32 feet wide curb-to-curb.

This may be Mr. Christensen's back yard, but it's our front yard for Skillman Avenue, and the
front of a 4-car garage with a massive asphalt or concrete slab driveway is not the view I want to
have looking out my nont window.
