The property is <br />zoned R-1 Single Family Residential District, and the Comprehensive Plan identifies <br />this property as Low Density Residential. Adjacent land uses include single family <br />residential to the north, south, east, and west. <br /> <br />2.2 Mr. Christensen is requesting a variance from Section 1004.01 (A), City Code, to <br />increase the coverage of the required rear yard to 44.8%. Mr. Christensen's lot is <br />75' x 217' (16,275 square feet) and is occupied by a single family residence (1165 <br />square feet) with a single car attached garage (360 square feet). The existing <br />single car attached garage is inadequate for Mr. Christensen's storage needs.
