As the <br />applicant was not present, the request was continued to the September 14th <br />Council meeting. <br /> <br />2.2 Suzanne Wild owns the property located at 2960 Snelling Avenue North. The <br />property is zoned B-1 Limited Business and the Comprehensive Plan identifies the <br />property as Limited Business. Adjacent land uses are multi-family residential to the' <br />north, single family residential to the east, commercial to the south, and commercial <br />to the west across Snelling Avenue. <br /> <br />2.3 Ms. Wild is requesting a variance from Section 703.04(B)(1) of the City Code to <br />increase the width of a commercial curbcut to 55 feet. The 75' x 147' is occupied <br />by a professional office building with a dental office, an insurance agency, and a <br />dentallaboratory. Because of the substandard area of the parcel, parking is at <br />premium. There are 20 available parking spaces on the property, including seven <br />spaces-at the rear of the building (east side of lot), two spaces on the south side of <br />the building, five spaces on the north side of the building, and six spaces in front of <br />the building (west side of lot).
