CONSENT <br />Item Description: Jeff & Trudi Martinco request for a minor variance to allow the <br />placement of an accessory building in the front yard of a parcel at <br />2255 Cleveland Avenue North (PF 3062). <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Jeff & Trudi Martinco are requesting a variance to allow the placement of an <br />accessory building in the front yard area of their property at 2255 Cleveland Avenue <br />North. Since ,thetlocatiolt of an accessory building on a parcel is considered a <br />setback issue, this request has been processed as a minor variance, <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Accessory building <br />in rear yard <br /> <br />Accessory building <br />in front yard <br /> <br />Location of building <br /> <br />2.0 BACKGROUND <br /> <br />2.1 Jeff & Trudi Martinco own a home at 2255 Cleveland Avenue North. The property <br />is zoned R-1 and all adjacent land uses are single family residential. <br /> <br />2,2 Mr. and Mrs. Martinco are requesting a variance from Section 1004.01(A) to allow <br />the placement of the garage in the front yard of their one-acre parcel. The existing <br />house, which was constructed in 1950, is set back 100 feet from the right-af-way. <br />The house faces east and is a walk-out on the west. Mr. & Mrs. Martinca are <br />proposing to locate a 28' x 34' detached garage 60 feet from the roadway; however, <br />this area is considered the front yard area because of the location of the house on <br />the parcel. On most other properties, a garage set back this far from the right-of- <br />way would be in the rear yard as required, The applicants have considered various <br />alternatives for the location of a detached garage. The location of the sanitary <br />sewer service to the house, the location of the windows on the main floor of the <br />house, the irregular shape of the parcel, the wooded nature of the parcel, and the <br />topography of the parcel were all taken into consideration. The only other possible <br />location for a detached garage on the property is west of the house and in line with <br />the house. If the garage were constructed in this location, access to the sanitary <br />sewer service would be limited, the windows on the main floor of the house would <br />look out over the roof of the garage, the garage would be closer to the west property <br /> <br />PF3062 - RCA (08/10/98) - Page 1 of 3 <br />
