and 2613 Aldine).

3.2 The Minor Variance Committee reviewed this request on Wednesday, August 26,
1998, and unanimously recommended approval of a minor variance to reduce the
side yard setback to four feet (4'), to provide for a 9' concrete driveway on the south
side of property located at 2612 North Aldine Street (an R-1 single family
residence), based on the following findings:

1 . The property owners wish to replace their concrete driveway and slab for
their detached garage and are requesting a variance for a 4' setback to
properly align the new driveway and slab with the existing curb cut and the
existing garage.

2. The proposed variance is in harmony with the general purpose and intent of
the City's Comprehensive Plan and Title 10 of the City Code (Zoning).

3. The variance, if granted, will not adversely affect the public health, safety, or
general welfare.

4.0 SUGGESTED CITY COUNCIL ACTION

4.1 By motion, approve the request, of Elwyn and Evelyn Sands, for a minor variance
to reduce the side yard setback to one foot (4') for the purpose of replacing an
existing driveway with the installation of a 9' concrete driveway and slab on the
south side of their property located at 2612 North Aldine Street, based on the
findings of the Minor Variance Committee outlined in section 3.2 of this report.

Attachments: Minor variance application; written statement from applicant; written consent from adjacent
property owners; sketch of driveway; certified survey for south line of property.

Prepared by: Dennis Welsch, Community Development Director, 490-2232

M:\RCA\PF306B

PF#3068- RCA (05/26/98) - Page 2 of 2
