[F;F.3o@ <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Elwyn and Evelyn Sands are requesting a minor variance to reduce the side yard <br />setback on the south side of their property, to provide for the installation of a nine <br />(9) foot wide driveway which will align properly with the existing 9' curb cut and the <br />existing garage. <br /> <br />Requirement <br /> <br />Proposal <br /> <br />Variance <br /> <br />Side yard setback - 5' <br /> <br />4' setback <br /> <br />l' v.ariance <br /> <br />2.0" BACKGROUND <br /> <br />2.1 Elwyn and Evelyn Sands own a home at 2612 North Aldine Street. The property <br />is zoned R-1 Single Family Residential and adjacent land uses are residential. <br /> <br />2.2 Mr. and Mrs. Sands are requesting a variance from Section 703.04 (B) (9), of the <br />City Code, to reduce the setback of their driveway to less than five feet in order to <br />replace an existing driveway with a nine foot (9') concrete driveway. Without the <br />v~riance, the driveway will not properly align with the existing garage. <br /> <br />. ..." ~ . <br />2.3 'It 'is the' policy of the. City'of Roseville to issue minor variances when there is a <br />hardship or practical difficulty, provided the property isJocated in an. R-1, Single <br />Family Residential District, and used for residential purposes. The location and <br />width. of the existing garage and curb cut create a physical ha~dship ,for a <br />driveway, less than 9'. Th~ street was 'reconstructed by the ~ity approximateiy <br />, a years ago with new curb cuts.
