written approval from the adjacent property owners affected by the variance
(Kathleen Bell Buhaug and Gerald A. Buhaug, 809 Lovell).

3.2 The Minor Variance Committee reviewed this request on Tuesday, September 8,
1998, and unanimously recommended approval of a minor variance to reduce the
side yard setback to one foot (1'), to provide for an 8' wide asphalt parking pad, for
the purpose of providing additional vehicle parking at 801 Lovell (an R-1 single
family residence), based on the following findings:

1. The home has a single car garage thereby presenting a problem for parking
of more than one vehicle. The driveway needs to be expanded to provide for
additional parking and to create better vehicle movement.

2. The proposed variance is in harmony with the general purpose and intent of
the City's Comprehensive Plan and Title 10 of the City Code (Zoning).

3. The variance, if granted, will not adversely affect the public health, safety, or
general welfare.

Ml SUGGESTED CITY COUNCIL ACTION

4.1 By motion, approve Sharon Leete's request for a minor variance to reduce the side
yard setback to one foot (1 ') for the purpose of adding an eight foot (8') wide asphalt
parking pad to the existing driveway at 802 Lovell, based on the findings of the
Minor Variance Committee outlined in section 3.2 of this report.

Attachments: Property location map; minor variance application; written statement from applicant; written
consent from adjacent property owners; violation notice letter from City; sketch of driveway pad; photograph
of property,

Prepared by: Dennis Welsch, Community Development Director, 490-2232

M:\RCA\PF3069.

PF#3025 - RCA (05/26/98) - Page 2 of 2
