Dear Mr. Cronin: Thank you and Mr. Roman Mueller for presenting your redevelopment plans to the City of Roseville Development Review Committee at its February 23,1999 meeting. The proposal of redeveloping the existing SuperAmerica, located at 2785 Hamline Avenue, will be a great addition to this area of Roseville, should the City Council approve your request. However, prior to acceptance of any application, staff indicated a number of items that will require modification and/or clarification prior to your resubmittal. These items are as follows: 1. You will need to apply for a conditional use permit for motor fuel sales and the following variances: a variance from the required side yard setback of jive (5) feet (10 feet to 5 feet).. a variance from the required rear yard setback of 15 feet (20 feet to 5 feet); a variance from the required height of a ground mounted sign of 7 feet 4 inches (8 feet to 15 feet 4 inches).. a variance from required front yard setbackof9 feet (30feet to 21 feet) for the gas pump canopy; and a variance from the required buffer zone between commercial and residential uses of 5 feet (10 feet to 5 feet). Given the number of variances needed for this redevelopment project and the need to prove hardship in all cases, it is suggested that you instead apply for a Planned Unit Development. This will allow you and staff to negotiate all aspects of the proposed project. 2. Off-street parking will be required at 4 spaces and 1 space for every 150 square feet of floor space devoted to retail.sales.
