The <br />proposal of redeveloping the existing SuperAmerica, located at 2785 Hamline Avenue, <br />will be a great addition to this area of Roseville, should the City Council approve your <br />request. However, prior to acceptance of any application, staff indicated a number of <br />items that will require modification and/or clarification prior to your resubmittal. These <br />items are as follows: <br /> <br />1. You will need to apply for a conditional use permit for motor fuel sales and the <br />following variances: a variance from the required side yard setback of jive (5) <br />feet (10 feet to 5 feet).. a variance from the required rear yard setback of 15 feet <br />(20 feet to 5 feet); a variance from the required height of a ground mounted sign <br />of 7 feet 4 inches (8 feet to 15 feet 4 inches).. a variance from required front yard <br />setbackof9 feet (30feet to 21 feet) for the gas pump canopy; and a variance from <br />the required buffer zone between commercial and residential uses of 5 feet (10 <br />feet to 5 feet). Given the number of variances needed for this redevelopment <br />project and the need to prove hardship in all cases, it is suggested that you <br />instead apply for a Planned Unit Development. This will allow you and staff to <br />negotiate all aspects of the proposed project. <br /> <br />2. Off-street parking will be required at 4 spaces and 1 space for every 150 square <br />feet of floor space devoted to retail.sales.
