<br />I ~ _ ".. <br /> <br />-:!~ <br /> <br />, <br /> <br />- Z-~\ 7,q~ <br /> <br />\-~ <br /> <br />APPLICATION OF SPEEOWA Y SUPERAMERICA LLC <br />TO REBUILD THE PRESENT SUPERAMERICA AT 2785 HAMLlNE <br /> <br />Speedway SuperAmerica proposes to demolish the present store on this site and <br />build a new SuperAmerica store on the same site. Sheet SOP overlays the proposed <br />new store plan on the present development of the site. The new store will have a <br />gross area of 2867 sf, and a net retail area of 1667 sf. The placement and design of <br />the store was developed to permit successful and compatible rebuilding on landlocked <br />existing sites. An example of this s~ore design is located at Lexington and <br />Front/Energy Park Drive in 8t. Paul. Photos of another 81. Paul site with this same <br />building at Snel1ing and Ford Parkway are enclosed. We are proposing to use the <br />lighter colored brick used at Lexington and Front, not the darker brick in the photos. <br /> <br />The placement of the building at a corner of the site allows the creation of a diagonal <br />traffic flow through the site, allowing two driveways to serve the site and others to be <br />closed, and masses the landscaped area at the front corner. This scheme is <br />reinforced by the diagonal face of the building. We realize this may create the need for <br />variances at the building corner, but this has proven to be a very successful design <br />where it has been implemented, and we request support for any needed variance, <br />especially given the adjacent paved parking lots and drives. <br /> <br />The new store will be a candidate for 24 hour operation. <br /> <br />At restricted sites we have had success with the dual use parking proposed along the <br />west edge of the site. Parking as proposed has simply not been an interference with <br />the twice weekly trash pickups or the delivery once every two to three days of fuel to <br />the underground tanks. Our experience has proven this is not a practical problem. <br />The 12 spaces proven on the plan, and the handicapped space, and the most used <br />parking on the site, the 8 spaces at the pump islands, are well in excess of our <br />observed peak needs. <br /> <br />We are replacing the present nonconforming pylon sign with a monument type sign, <br />but are requesting permission to use a vertical rather than a horizontal format.
