<br />Given the following Ordinance requirement (Section] 005.0] I) and the fact that a <br />variance will be required form this section due to the structure's location, it is required <br />the remaining areas conform: Buffer Zone between Business and Residence Districts: <br />Where a business district abuts a residence district, any new development shall include a <br />buffer zone.. There shall be a protective strip of not less than ten feet (lOt) in width. This <br />protective strip shall contain no structures, shall not be used for parking, off-street <br />loading or storage and shall be landscaped. The landscape treatment shall include a <br />compact screen wall or fence but shall not extend within fifteen feet (I 5') of the street <br />right of way. The planting or fence design must be approved by the City Council as being <br />in hannony with a residential neighborhood and providing sufficient screening of the <br />commercial area. The hedge or fence shall be no less than six (6) nor more than six and <br />one-half feet (6 112') in height. (Ord. 275, 5-12-59) <br /> <br />Based the number of modifications required/requested, it is suggested that revised plans <br />be submitted for City Development Review Committee consideration prior to formal <br />application. Upon review and comment of your revised plans by the Development <br />Review Committee, I will contact you about the formal submittal date deadline and <br />Planning Commission/City Council meeting dates.
