<br />. <br /> <br />city Goals <br />The goals of this project are to create a public/private partnership in which the City leases land <br />to the developer for the construction and management of buildings and facilities for private <br />sector uses, business, limited housing, educational opportunities and/or public activities. <br />These "park complimentary" uses are to provide an additional set of assets to the park and <br />make the park "more/better than a typical neighborhood park", offering more and higher <br />quality features that would appeal to the neighborhood. The City desires to use the revenue <br />generated from the private development to expand or enhance and properly manage the City's <br />investment in the park amenities. <br /> <br />Private sector concepts sought by the City include (but are not limited to): <br />. intergenerational activities such as child and senior programs and/or care; <br />. all season indoor and outdoor uses; <br />. neighborhood meeting space; <br />. areas for educational classes, arts, and history displays and studios <br />. passive and active public/private activities; <br />. supportive or complimentary retail activity such as an ice cream and/or coffee shop/deli; <br />. limited complementary housing such as senior units or studios. <br />The design of the development should include the integration of the public park through "eyes <br />on the park" to the Civic Parkway of Lexington Avel)ue. The estimated area of the private park <br />complimentary use is to be approximately 2 acres and could include shared features with the <br />neighborhood park such as plazas, parking and green space. The target date for construction <br />is the summer of the year 2000. <br /> <br />city Participation <br />The City will participate in the development with long term land leases, long term low interest <br />public improvements assessed to the private sector site. and/or partial grants for landscaping. <br />lighting. public walkway and parking improvements. It is critical to the success of the project <br />that the private investment will generate revenue to be dedicated to the public park <br />improvements and ongoing park maintenance. <br /> <br />Page 2 of4 <br />
