Plannin2 File 3077. Lois Olson, Cryogenic Laboratories, Inc., request for a <br />Planned Unit Development to expand the building at 1944 Lexington Avenue <br />using the Cornerstone Guidelines. <br /> <br />Acting Chair Rhody opened the hearing and requested Dennis Welsch to present <br />an overview of the staffs written report dated March 10, 1999. <br /> <br />Dennis Welsch explained the details of the building and noted the staff <br />recommended approval of the concept request. <br /> <br />John Olson, Cryogenic Labs, noted that he has worked through the issues and <br />described the design details of the project and how they might be shared with the <br />adjacent hardware store. <br /> <br />Member Olson asked that the site plan, with a building crossing the south <br />property line. New setbacks for fire doors will require a different (at least five <br />feet) setback. <br /> <br />Member Cunningham asked for clarifications on the County right-of-way <br />expansion of 16.5 feet. Deb Bloom noted that the County includes buffer, clear <br />area, and landscaping would always be present. <br />Acting Chair Rhody asked for details on the signage _' Bill Brisley, <br />Architect, described the wall signs that will be included. He also described the <br />downcast pendent lighting and the building elevation for all four sides. <br /> <br />Acting Chair Rhody asked for details on the ponding within the site. Engineers <br />are working on the details for drainage. <br /> <br />Member Cunningham asked if the architectural tower is to used or is decorative <br />(It is the entry to the Cryogenic portion of the building). <br /> <br />Judy Florine, Rose Villa Townhomes, noted that the proposal adds new wall <br />space to look at. Will the ponding to the east eliminate the possibility of planting <br />a screen along the east side of the building that is viewed by the townhomes? <br />John Olson noted that they have looked at the problem and will respond with a <br />planting plan that will fix this problem. <br /> <br />Member Cunningham asked for details regarding landscaping. <br /> <br />Judy Florine noted that the townhomes will not be able to obtain a west breeze <br />because the east wall will be close to the property line and extend the entire east <br />lot line. <br />
