<br />REQUEST FOR PLANNING COMMISSION ACTION <br /> <br /> <br />DATE: 03/10/99 <br />ITEM NO: 6C <br />City Manager Approval: Agenda Section: <br />HEARINGS <br />Lois Olson request for CONCEPT approval of a Business PUD to allow <br />expansion the building at 1944 Lexington Avenue North using the <br />Cornerstone guidelines (PF#3077). <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 Lois Olson is requesting Planning Commission approval on her proposal to expand <br />the building at 1944 Lexington Avenue for use as a multi-tenant facility. The <br />proposal would require renovation of the existing 4,000 s.f. structure and two <br />additions. The first is a 1,600 square foot retail addition to be constructed on the <br />front (west) of the existing Cryogenic facility. The second is a 7,462 square foot <br />retail/office and warehouse addition to be constructed on the rear (east) of the <br />existing Cryogenic facility and extending to the adjacent Suburban Hardware Store. <br />The proposed expansion would utilize some of the Cornerstone guidelines and <br />concepts, bringing the building closer to Lexington Avenue and providing joint <br />parking with Suburban Hardware to the south. Parking would not be visible from the <br />east or north adjoining neighbors. <br /> <br />1.2 Because this is being proposed as a PUD, a site specific set of regulations will need <br />to be approved including building and parking setbacks, building size, shape, <br />materials, screening, parking spaces and joint, landscaping, trash enclosures, and <br />signage. A planned unit development is a zoning district which may include single <br />or mixed uses, one or more lots or parcels, and is intended to create a more flexible, <br />creative and efficient approach to the use of land. <br /> <br />1.3 In considering proposed planned unit developments, the City considers all standards <br />and purposes of the Comprehensive Land Use Plan to achieve a maximum <br />coordination between the proposed development and the surrounding uses and <br />historic landmarks, the conservation of woodlands, ponding, and wetlands, and the <br />protection of health, safety and welfare of the community. <br /> <br />The process also allows the City to consider the location of the buildings, <br />compatibility, parking areas and other features with respect to the topography of the <br />area and existing natural features; the efficiency, adequacy and safety of the <br />proposed layout of internal streets and driveways; the adequacy and location of <br />green areas; the adequacy, location and screening of parking areas; and such other <br />matters as the City may find to have a material bearing on the stated standards and <br />objectives of the Comprehensive Land Use Plan. <br /> <br />PF#3077 - (03/10/99) - Page 1 of 4 <br />
