<br />2.0 BACKGROUND <br /> <br />2.1 Two alternative options were proposed for this site: <br /> <br />1. Expand the existing building on site (Lexington Professional Associates) by <br />adding additions to the east (rear) and west (front) sides of the building; <br /> <br />2. Expand the existing building as above, and construct an addition connecting <br />this building with the building to the south (Suburban True Value Hardware); <br />and <br /> <br />Both of these options included creating a unified fal;ade for the building, <br />which will be used as a multi-tenant office and retail building. <br /> <br />2.2 Concept site plans for these two options and concept building elevations were <br />reviewed by the Planning Commission and Council with concept #2 being used for <br />the proposal. <br /> <br />2.3 The hearing and action schedule for this project is as follows: <br />10/14/98 Planning Commission review of sketch plan <br />10/19/98 Council sketch plan review of project <br />03/10/99 Planning Commission hearing and action on concept plan <br />03/22/99 City Council meeting and action on concept plan, or <br />04/12/99 City Council hearing and action on final development plan <br /> <br />2.4 The proposed architecture would be single level, stucco and masonry building <br />similar in some respects to the type of architecture found at the Bruegger Bagels <br />shop along Lincoln Drive. <br /> <br />2.5 Mrs. Olson has submitted the required concept site plans and concept drainage <br />plan. The drainage plan allows water to stand on the parking lot and slowly release <br />through a catch basin into the city's storm sewer system. More detail will be required <br />as part of the final approvals. <br /> <br />2.6 Section 1008 of the City Code outlines the requirements and procedures for a <br />planned unit development. <br /> <br />2.7 The Cryogenic property has a zoning of B1, Limited Business District and Suburban <br />Hardware has a zoning of B2, Retail Business District. <br /> <br />PF#3077 - (03/10/99) - Page 2 of 4 <br />
