2.0 BACKGROUND 2.1 Two alternative options were proposed for this site: 1. Expand the existing building on site (Lexington Professional Associates) by adding additions to the east (rear) and west (front) sides of the building; 2. Expand the existing building as above, and construct an addition connecting this building with the building to the south (Suburban True Value Hardware); and Both of these options included creating a unified fal;ade for the building, which will be used as a multi-tenant office and retail building. 2.2 Concept site plans for these two options and concept building elevations were reviewed by the Planning Commission and Council with concept #2 being used for the proposal. 2.3 The hearing and action schedule for this project is as follows: 10/14/98 Planning Commission review of sketch plan 10/19/98 Council sketch plan review of project 03/10/99 Planning Commission hearing and action on concept plan 03/22/99 City Council meeting and action on concept plan, or 04/12/99 City Council hearing and action on final development plan 2.4 The proposed architecture would be single level, stucco and masonry building similar in some respects to the type of architecture found at the Bruegger Bagels shop along Lincoln Drive. 2.5 Mrs. Olson has submitted the required concept site plans and concept drainage plan. The drainage plan allows water to stand on the parking lot and slowly release through a catch basin into the city's storm sewer system. More detail will be required as part of the final approvals. 2.6 Section 1008 of the City Code outlines the requirements and procedures for a planned unit development. 2.7 The Cryogenic property has a zoning of B1, Limited Business District and Suburban Hardware has a zoning of B2, Retail Business District.
