<br />. f 1 J.. <br /> <br />2.0 PROJECT BACKGROUND <br /> <br />2.1 Cryogenic Laboratories has an existing 4,000 square foot facility at 1940 Lexington <br />Avenue. The current facility is surrounded by bituminous asphalt, parking, drive lanes <br />and inCludes a storage shed in the northeast comer of the parcel. There are grass strips <br />five (5) feet in width on the north, south and east property lines and a large front yard, <br />extending west to Lexington Avenue. Cryogenic Laboratories has experienced rapid <br />growth over the past two (2) years. The company currently employs 12 people of which <br />50% are technical laboratory people who are at a wage level above what is considered <br />living wages. Due to this rapid growth and an interest to remain in Roseville, Cryogenic <br />Laboratories has decided to remodel and add on to their existing 4,000 square foot <br />facility. <br /> <br />2.2 The Cryogenic property has a land use of Business "B" and a zoning of B-1, Limited <br />Business. <br /> <br />2.3 The Cryogenic development proposal calls for two additions to occur on the parcel. The <br />first is a 1,600 square foot retail addition to be constructed on the front (west) of the <br />existing facility. The existing building is setback 41.6 feet from the current front <br />property line. The addition will extend 25 feet west encroaching 14.6 feet into the front <br />yard setback and Ramsey County is requiring an additional 16.6 feet of right-of-way <br />along Lexington Avenue, bringing the west addition to a zero setback from property line. <br />The second addition is 2,916 square feet in size (reduced from 7,462 and 6,817 square <br />feet respectively) onto the rear (east) of the existing facility.
