<br />t 1 1 J, <br /> <br />~ The proposal calls for a 60 foot separation between the rear addition and the Suburban <br />Hardware structure. <br />~ The structure will have a red brick and rock-faced block facade, with a gable roof and <br />green asphalt shingles. The brick will be similar to the existing brick. <br />~ The front addition (facade) will be the same design as the previous proposal with windows <br />and entry doors. The rear addition (facade) will include east facing windows due to the <br />area being utilized as office space. <br />~ The entry door for Cryogenic will occur on the south side of the existing. building. <br />~ Landscaping will be provided throughout the site and occur entirely on the applicant's <br />property . <br />~ A fence will be placed between Suburban Hardware and Cryogenic Laboratories along the <br />east edge of the parking lot. <br />~ The turret/tower has been eliminated. <br />~ The liquid nitrogen tank and trash dumpster will be fully enclosed behind a brick wall <br />on the north side of the building. <br /> <br />3.0 STAFF REVIEW & CONDITIONS <br /> <br />3.1 Section 1008 of the City Code outlines the requirements and procedures for a planned unit <br />development. Under the requirements of a concept submittal general designs and <br />references are required. Upon approval of the City Council, final development plans are <br />created and submitted to staff for review and comment. These plans would include the <br />specifics of the sites grading, utility, and drainage, landscaping, building elevations, <br />lighting, and signage. Final plans of the proposed addition and site modifications are <br />attached for the Council's consideration. <br /> <br />3.2 The City's Comprehensive Plan map designates portions of the Lexington Avenue and <br />Roselawn area for Business. The zoning of the site is Business "B-1". Directly to the east <br />of the proposed site is the northwest comer of the Planned Unit Development (PUD), Rose <br />Villa Townhome Project. The northwest portion of the intersection, across Lexington, is <br />also a "Business" and "B-3" site and has a"quick-lube station. On the southeast comer, <br />the Kath Oil sites are a mix of single family and business uses. To the southwest, an office <br />building and a veterinary clinic are the uses. Maps are attached. <br /> <br />3.3 The City's Comprehensive Plan policies within the plan provide direction to eliminate <br />blight, upgrade neighborhoods with a mix of compatible uses, and diversify and solidify <br />the tax base. <br /> <br />3.4 The site will be subject to utility easements and storm water or ponding requirements for <br />all additional impervious or paved surface is being created.
