<br />9.2 Uses - Permitted. The permitted uses of property within the PUD shall be limited to the <br />development/redevelopment of the site into a 10,916 square foot (including a 2,400 square <br />foot storage only area in the basement) office, retail (antiques, handicrafts and gifts), storage, <br />and laboratory (research and development). The parcel/redevelopment shall be restricted to <br />the parameters specified in the site development/landscape plan, building elevations, and <br />supporting documents submitted by the DEVELOPER. Where not superseded by more <br />restrictive requirements of this PUD, the standards of the underlying B-1 (Limited Business) <br />zoning district shall apply, as stated in Chapter 1005.02 of the Roseville City Code. The <br />parcel may be reused and/or redevelopment for any permitted use allowed in the underlying <br />B-1 (Limited Business) zoning district, provided the parking requirements of Section <br />1005.01D are met. However, the following permitted uses shall be prohibited: hospitals, <br />sanatoriums, and rest homes; greenhouses; and lawn and garden centers. <br /> <br />9.3 Uses - Conditional. The parcel/redevelopment shall be restricted to the parameters specified <br />in the site development/landscape plan, building elevations, and supporting documents <br />submitted by the DEVELOPER. Where not superseded by more restrictive requirements of <br />this PUD, the standards of the underlying B-1 (Limited Business) zoning district shall apply, <br />as stated in Chapter 1005.02 of the Roseville City Code. The parcel may be reused and/or <br />redevelopment for any conditional use allowed in the underlying B-1 (Limited Business) <br />zoning district, provided the parking requirements of Section 1005.01D are met, and after <br />submittal of an appropriate application(s), required by Section 1013.01, and following a <br />hearing by the Planning Commission and approval by the City Council. However, the <br />following "B-1" CUP uses shall be prohibited: Motels and motor hotels; mortuaries; <br />churches; public or private schools; and dog kennels. <br /> <br />9.4 Building Setbacks. Building setbacks shall be as shown on the approved site development <br />plan (Exhibit C). After the provision of 14 feet for the purpose of a roadway easement <br />(Lexington Avenue), the minimum front yard (west) setback shall be established at zero feet <br />for the principal structure. The side yard (north) setback for the principal structure shall be <br />established at five feet. The side yard (south) setback for the principal structure shall be 41 <br />feet. The rear yard (east) setback for the principal structure shall be established at five feet. <br /> <br />9.5 Off-Street Parking Lot Setbacks. The side yard (north) setback for the delivery drive shall <br />be established at five feet. Because of the pre-existing parking to the south property line, the <br />side yard (south) setback for the off-street parking lot shall be established at zero feet. The <br />rear yard (east) setback shall be established at five feet. <br /> <br />9.6 Ground Mounted (monument) Sign. The front yard setback for the ground-mounted sign <br />shall be established at seven feet six inches from the existing property line and eight feet <br />south of the new structure (Exhibit It & 12). <br /> <br />9.7 Landscaper Buffer Area. A buffer zone within the required side and rear setback areas, in <br />accordance with Section 1005.01(1) of the City Code, shall be installed between this site and <br />the adjacent residential district as illustrated within the site development and landscape plan. <br /> <br />A.
