<br />Avenue. Upon installation this fence will become the sole responsibility of the property <br />owners at each of these addresses (Exhibit G). <br /> <br />B. A four to six foot tall cedar fence shall be constructed adjacent the east property line to <br />screen the parking lot from the adjacent townhomes, per Section 100501.A(3) of the <br />Roseville Zoning Ordinance (Exhibit G). <br /> <br />C. A detailed landscape plan has been provided and is consistent with City Code. The plan <br />will be split into two phases, with phase one including all required material, such as <br />street trees and shrubbery along the west, north and east sides of the proposed structure. <br />Phase two will include the addition of perennial plants/flowers and ornamental trees to <br />accent the site and landscaping. A complete landscape plan shall be submitted with all <br />materials, sizes, and locations shown (Exhibit F). Landscaping shall be installed and <br />maintained in accordance with the approved landscape plan. In general, all areas of land <br />not occupied by buildings, driveways, and/or parking/loading areas shall be landscaped <br />with vegetative material approved by the Community Development Director. Trees and <br />large shrubs shall not be planted over existing utility lines. <br /> <br />9.8 Landscape Letter of Credit. Before the issuance of a building, grading, or excavation permit <br />by the DEVELOPER, the DEVELOPER shall have posted with the CITY a landscape letter <br />of credit or other security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration, and in accordance with Section 101O.l4E ofthe City <br />Code. The Community Development Director, following completion of plans shall <br />determine the specific amount of this letter of credit or other security. <br /> <br />9.9 Building Height and Design. Building(s) shall be architecturally designed to have the scale <br />and massing of the adjacent residential parcels to the south and east. The building height <br />and design of the new additions and remodeled existing structure shall be as shown on the <br />approved building elevations (Exhibit L). The maximum number of stories above grade for <br />any building on the site shall be two stories, or a maximum height of 20 feet. <br /> <br />9.10 Building Materials. Exterior building materials shall be as shown on the approved building <br />elevations (Exhibit L) and shall be face brick to match the existing building facade, <br />integrally colored rock faced masonry units, forest green metal soffit and fascia, and dark <br />green asphalt shingles. The color scheme for the building shall be reviewed and approved <br />by the Community Development Director prior to issuance of any building permits. <br /> <br />9.11 Building Facade Improvements. The exterior of the building will include windows, access <br />doors and emergency access doors along all sides of the facade. <br /> <br />9.12 Mechanical Equipment. HV AC equipment must be located on the roof or at ground level <br />(east) and fully screened from view of adjacent properties. <br /> <br />9.13 Mitigation of Impact on Adjacent Residential Uses. All roof top mechanical units shall be <br />screened from view. Outdoor and exterior storage or sales display shall be prohibited. No <br />accessory buildings shall be allowed on the site. <br /> <br />6 <br />
