The project is estimated to <br />create additional 100 jobs. <br /> <br />Further target redevelopment over the next 10 years includes approximately <br />560,000 SF office and industrial !flex space that has the potential to generate <br />$21 million in value and 2,300 jobs. <br /> <br />8. Rosedale/Har Mar <br /> <br />Roseville closely monitors the economic vitality and management of Rosedale <br />and Har Mar since these centers are key magnets for the success of the entire <br />retail sector in the community. Roseville annually reviews and will plan for <br />changing market choices to reduce any negative impact on the community. <br /> <br />The entire Rosedale/Har Mar redevelopment area goes beyond the boundaries <br />of the center and is comprised of 332.7 acres, generating an estimated market <br />value of $170 million. The area consists almost entirely of retail and office <br />space. <br /> <br />Redevelopment is ongoing in the area and is almost entirely due to meeting the <br />market demands of the community and region, which is generated by the large <br />employee base in the community. Some of the activities over the past few years <br />include a new McDonalds, new Arby's, new Kansas City Barbecue, significant <br />improvements to Har Mar and Rosedale, the addition of Golf Galaxy and <br />Schmidt Music and a new Premier Bank along Cleveland. City staff projects <br />that over the next 5 years there could be approximately 320,000 SF of <br />office/retail space added generating $13 million in value and 1,300 jobs. <br /> <br />9. Lincoln Drive <br /> <br />The Lincoln Drive area is comprised of 76 acres, generating an estimated market <br />value of $39.8 million. This area is located along Snelling north of County Road <br />C and includes retail and office users. <br /> <br />New additions to the area include Joe's Crab Shack and Country Inn and Suites. <br />The Joe's Crab Shack is a first for the Twin Cities area built in 1998. The <br />Country Inn and Suites is part of the College Properties development, which also <br />includes the Eagle Crest Senior Housing Complex, and is so successful that an <br />expansion is likely in the next 2-3 years. <br /> <br />Another expansion opportunity within this area is the most southerly portion of <br />the old NCR office complex. This 2-3 acre parcel is likely to redevelop as a <br />business/retail site. <br /> <br />7 <br />
