<br />CD <br /> <br />REQUEST FOR CITY COUNCIL ACTION <br />DATE: 12/14/98 <br />ITEM NO: H-2 <br /> <br />De <br /> <br /> <br />Manager Approved: <br />a- <br /> <br /> <br />Agenda Section: <br />HEARINGS <br /> <br />Item Description: <br /> <br />The City of Roseville is requesting a minor subdivision to allow Lot 1, Block <br />2, Gateway Business Park, to be split into two parcels (PF3089-MS). <br /> <br />1.0 Requested Action <br /> <br />1.1 The City of Roseville is requesting a minor subdivision to allow Lot 1, Block 2, Gateway <br />Business Park, to be split into two parcels. Upon approval of the subdivision, the eastern <br />parcel will be sold to Opus Northwest, LLC, in accordance with the requirements of the <br />Development Agreement for Gateway Business Park. <br /> <br />2.0 Background <br /> <br />2.1 The City of Roseville owns Lot 1, Block 2, Gateway Business Park. This undeveloped parcel <br />is designated as Business in the Comprehensive Plan and located in the Gateway Business <br />Park Planned Unit Development. Adjacent land uses include India Handicrafts and an <br />undeveloped parcel to the north, 1-35W to the west, a wetland area and 1-35Wto the south, <br />and multi-tenant office/warehouse/industrial uses across Long Lake Road to the east. <br /> <br />2.2 The City of Roseville is requesting a minor subdivision to allow the subdivision of this 8.7 <br />acre platted parcel into two parcels. Parcell will include the west 446.37 feet of Lot 1 (as <br />measured along the north property line) and Parcel 2 will include the east 504.61 feet of <br />Lot 1 (as measured along the north property line). This lot split will facilitate the sale of <br />the eastern parcel to Opus Northwest, LLC, in accordance with the development <br />agreement for Gateway Business Park. <br /> <br />2.3 Section 1104.04E, City Code, outlines the procedure for a three parcel or less type of minor <br />subdivision. No Planning Commission review is necessary; however, a public hearing <br />before the City Council with prior notification of all properties within 350 feet of the <br />subject property is required. If the request is approved, the final certificate of survey is <br />reviewed by the Community Development Director and then recorded with the Ramsey <br />County Recorder. <br /> <br />3.0 Staff Comment <br /> <br />In reviewing this request, staff made the following findings: <br /> <br />1. The parcels created by the' proposed minor subdivision meet all of the <br />requirements for the Gateway Business Park Planned Unit Development and the <br />Opus Northwest, LLC - City of Roseville Development Agreement for Gateway <br />Business Park. <br /> <br />PF3089MS - RCA (12/14/98) - Page 1 of2 <br />
