Estimates are <br />that 4 trips per employee per day will generate between 80 and 100 total trips per day. Both <br />County Road D and Fairview Avenues have approximately 9,000 trips per day and will grow <br />to nearly 12,000 by the year 2010. <br /> <br />3.11. The project as proposed is in harmony with the general purpose and intent of the City's <br />Comprehensive Plan and Title 10 of the City Code (Zoning). <br /> <br />3.12. The proposed project will not adversely affect the public health, safety, or general welfare. <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />4.1 Based on the findings outlined in Section 3 of this report, staff recommends approval of the <br />concept development plan for a 4,000 to 5,000 s.f. office building planned unit development <br />at the southeast comer ofthe intersection of County Road D and Fariview Avenue. <br /> <br />5.0 SUGGESTED ACTION <br /> <br />5.1 By motion, recommend approval of the concept development plan for a 4,000 to 5,000 s.f. <br />office building planned unit development at the southeast comer of the intersection of <br />County Road D and Fairview A venue, based on the findings outlined in Section 3 of this <br />report. It is understood that the effective date of such a planned unit development will not <br />occur until after the submission and approval of the vacation of the needed portion of County <br />Road D; and, after the submission and final approval of the planned unit development <br />agreement and publication of the PUD ordinance.
