<br />2.3 College Properties, Inc. is proposing the boundary amendment in order to re-design and <br />expand the facility and increase the size of the hotel. The new mixed use addition to the <br />hotel would add approximately 7,000 sJ. of space on each of three levels. A total of 81 <br />lodging units will be available. <br /> <br />2.4 When the Benjamin's parcel is combined with the existing hotel parcel, the new combined <br />site is approximately 4.2 acres in size. The building coverage of the site would be <br />approximately 17%. Approximately 62% of the site will be impervious surfaces (including <br />roofs, parking, and walks). <br /> <br />2.5 In conjunction with the application for the PUD, the following documents have been <br />submitted and reviewed by staff In preparation of this report: <br /> <br />. project narrative/application <br />. site plan (received 12/14/98) <br />. grading, drainage, erosion control, & utilities plan (dated 12/14/98) <br />. landscape plan (received 12/14/98) <br />. building floor plan (received 12/14/98) <br />. exterior building elevations (received 12/14/98) <br /> <br />2.6 The architectural design of the building will complement the existing building. The rear <br />setback of one building corner along Lincoln Drive is proposed for 20 feet instead of the <br />normal requirement of 30 feet. Exterior building materials will be similar to the existing <br />buildings, and will include a combination oflap siding, red-brown face brick, and white <br />trim and windows. The active entry areas (facing Snelling Avenue) have been oriented <br />away from the residential neighborhood to the west. Building elevations will be presented <br />at the Planning Commission meeting. <br /> <br />2.7 Trash storage must be inside the building on the lower level; no new exterior trash <br />enclosure is propopsed. A new freestanding monument sign (3 total) is proposed near the <br />intersection of Snelling and County Road C-2. The sign must be set back 15 feet from each <br />property line and landscaped at the base. <br /> <br />2.8 A recombination survey may be necessary to combine the lot and parcel into one land <br />holding. A building cannot be placed across an existing property line. <br /> <br />2.9 The concept landscape plan includes a continuation ofthe street tree planting pattern of <br />the past phases of the project. Plantings will be clustered in parking lot planting islands <br />and along the building foundation walls. Screening of the parking from the residenital <br />areas must be added to the plan. Turf will be sod. Grades at the northwest corner ofthe <br />new building will be abrupt near the Lincoln Drive entrance to underground parking <br />below the new addition. Parking (124 spaces) is adequate to serve the multiple uses. <br />Additional information and renderings of landscaping will be presented at the Planning <br />Commission meeting. <br /> <br />2.10 The Engineering report (attached, 1/04/99) recommends improved driveway alignment <br />with the temporary median cut in County Road C-2. <br /> <br />PF#3094 - RPCA (01/13/99) - Page 2 of 4 <br />
