<br />REQUEST FOR COUNCIL ACTION <br /> <br />. <br /> <br /> <br />Manager Approval: <br />c:3J 'Pc-- <br /> <br />DATE: 07/12/99 <br />ITEM NO: 1-3 <br />Agenda Section: <br />HEARING <br /> <br />College Properties, Inc. request for final approval of an amendment to <br />the College Properties/EagleCrest Planned Unit Development (#1124) <br />for inclusion of 1.49 acres accommodate an addition to the Country Inn <br />and Suites Hotel; rezoning of said parcel from B-2, Retail Business <br />District to Business-PUD; and approval of a Planned Unit Development <br />Agreement for the new Country Inn & Suites site. (PF#3094). <br /> <br />On January 25, 1999 the Roseville City Council approved the concept plan and <br />planned unit development amendment for College Properties, Inc. regarding a <br />boundary adjustment and allowance for expansion of the Country Inn and Suites <br />Hotel. Since the meeting of January 25, staff has worked with College Properties, <br />Inc. and their representatives, refining the development proposal to be consistent <br />with the concept approval, its conditions and Council direction. <br /> <br />1.0 REQUESTED ACTION <br /> <br />. <br /> <br />1.1 <br /> <br />College Properties, Inc. is requesting final approval of an amendment to the south <br />boundary of the existing College Properties/Eagle Crest Planned Unit Development <br />(#1124) in order to increase land area of the development by approximately 1.49 acres. <br />The amendment also requires approval of a rezoning request from B-2 Retail Business <br />District to Business PUD and approval of an Planned Unit Development Agreement for <br />the newly created 3 acre Country Inn & Suites site. The purpose of this request is to <br />accommodate an expansion of the Country Inn Suites Hotel. The three-story addition, <br />matching the existing hotel building, would add 26 more lodging rooms and a 122 seat <br />restaurant. The existing restaurant, Benjamin's, would be razed and the parking lot <br />reconfigured. <br /> <br />1.2 A planned unit development is a zoning district which may include single or mixed uses, <br />one or more lots or parcels, and is intended to create a more flexible, creative and efficient <br />approach to the use of land. In considering proposed planned unit developments, the City <br />considers all standards and purposes of the Comprehensive Land Use Plan to achieve a <br />maximum coordination between the proposed development and the surrounding uses, the <br />conservation of woodlands and wetlands, and the protection of health, safety and welfare <br />of the community.
