<br />. <br /> <br />. <br /> <br />. <br /> <br />3.2 The architectural design of the building will complement the existing building. Exterior <br />building materials will be similar to the existing buildings, and will include a combination <br />of lap siding, red-brown face brick, and white trim and windows. The active entry areas <br />(facing Snelling Avenue) have been oriented away from the residential neighborhood to <br />the west. <br /> <br />3.3 The rear setback of the building addition along Lincoln Drive lies within the required 30 <br />foot setback. The PUD agreement will be designed to permit this minor encroachment. <br /> <br />3.4 The expansion of the building as proposed will not have an adverse impact on the general <br />public health, safety and welfare. <br /> <br />3.5 The expansion of the building as proposed is consistent with the City of Roseville's <br />Comprehensive Plan and Title 10 of the City Code (Zoning), including the City's design <br />standards. <br /> <br />3.6 The trash/recycling unit will be housed in the underground garage, as will some of the <br />delivery activities. <br /> <br />3.7 <br /> <br />A new freestanding monument sign (3 total) is proposed near the intersection of Snelling <br />and County Road C-2. The sign must be set back 15 feet from each property line, include <br />no more than 75 square feet per monument face, and must be landscaped at the base. <br /> <br />;~. <br /> <br />3.8 <br /> <br />The proposed landscape plan includes a generous amount of landscaping throughout the <br />site and an adequate screen from the residents across Lincoln Drive. However, based on <br />Council direction, staff has requested the following modifications: <br /> <br />. '.;'. <br /> <br />~ In order to understand the site and the impact the proposed landscaping may have, <br />it is requested that finished grades be incorporated into the landscape plan. <br /> <br />~ The landscaping adjacent the west side of the proposed addition should be included <br />within a continuous planting bed that includes wood mulch. <br /> <br />~ Perennials, such as hosta and day lilies shall be incorporated in the parking lot isl_and <br />areas, including the County Road C2 access and the large island adjacent Snelling <br />Avenue. (matching plantings in the County Road C2 right-of-way) <br /> <br />~ The plant schedule shall be modified to properly account for all proposed plant <br />material. Currently day lilies are called out in the schedule and hostas are indicated <br />on the plan. <br /> <br />~ Street trees and planting beds shall be included along Snelling A venue. <br /> <br />~ <br /> <br />The site shall be fully irrigated and all' grass areas be sodded. <br /> <br />PF#3094 - RCA (07/12/99) - Page 3 of 5 <br />
