<br />3.8 Off-street parking for the site is proposed at one (1) space for each of the 82 rooms and <br />44 spaces for the 122 seat restaurant. Employees of both the hotel and restaurant are <br />required to park across the street in the EagleCrest Terrace parking lot. The site, upon _ <br />completion of the addition, will have 126 off-street parking spaces. Approval of two _ <br />recent hotel complexes, Fairfield Inn and Residence Inn. Both were approved with ratios <br />equal to one (1) stall per unit. In addition, Section lO05.0lE allows for joint facilities that <br />have differing peak hours of vehicle parking needs because of their differing peak use time <br />periods. Staff has reviewed the Code and the proposal and determined that 126 off-street <br />parking stalls is adequate for the proposed use of the 4.2 acre site as a 82 unit hotel and <br />122 seat restaurant. <br /> <br />3.9 The two access points along Lincoln Drive shall be eliminated and curb and gutter replaced <br />according to City specifications. In addition, the access point along County Road C2 shall <br />align with the temporary median cui in County Road C-2. <br /> <br />3.10 The developIDi~nt' s retaining wall, proposed on the northwest side of the addition, should <br />include a design and materials detail. These items should be included within the final plan <br />set that is reviewed and approved by staff prior to recording of the PUD agreement. <br /> <br />3.11 The applicant should submit appropriate information to the City Engineer to determine <br />whether additional storm water ponding is necessary. The applicant is also required to <br />provide the City Engineer with proof that the project has been reviewed and approved by <br />the Rice Creek Watershed Management Organization. <br /> <br />. . 3.12 Buildi~g elevations are inconsistent when reviewed against the proposed floor plans. . <br />These documents should be revised to be consistent with one another and specify design <br />. and materials at each building face. <br /> <br />4.0 STAFF RECOMMENDATION <br /> <br />Based on the review & conditions outlined in Section 3 of this report, staff recommends <br />apPToval of the College Properties, Inc. request for final approval of an amendment to the <br />College Ptoperties/EagleCrest Planned Unit Development (#1124) for inclusion of 1.49 <br />acres to accommodate an addition to the Country Inn and Suites Hotel; rezoning of said <br />parcel from B-2, Retail Business District to Business-PUD; and approval of a Planned <br />Unit Development Agreement for the new Country Inn & Suites site. <br /> <br />. <br /> <br />PF#3094 - RCA (07/12/99) - Page 4 of 5 <br /> <br />----- <br /> <br />. <br />
