There appears to be no impact on <br />general health, safety, and p,ublic welfare. In addition, the project complies with the <br />Comprehensive Plan desig~ation as low density residential uses. <br />I <br />Conditions may be attached to the CUP that would mitigate the impact on adjacent <br />properties including such i~ems as increased setbacks from property lines, landscape <br />screening, architectural colpr and design/materials details, drainage provisions, and <br />limiting additional exteriorl storage. <br />j <br />The addition of the 968 sJ. detached accessory building on the site complies with the total <br />I <br />allowable coverage of the site requirement (30% or 3,037 sJ.) when including the house <br />(1,164 sJ.) and the expande~ driveway (900 s.f.). <br />i <br />Th~ proposed building (96d sJ.) exceeds the maximum allowed rear yard coverage of the <br />40%. On this lot the 40% detached building area is calculated as 75 feet in width x 30 feet <br />in depth (900 sJ.), and therhore must apply for a conditional use permit. <br />I <br />I <br />The proposed detached ac~essory building meets the side and rear setback requirements <br />of 5 feet. I <br />I <br />The hard surface drivewaylextension, if not five feet from the property line, must either <br />J <br />comply with the 5-foot set~ack or the applicant must apply for a setback permit. <br />f <br />All roof drainage created bJ the new structure must be collected in gutters and channeled <br />to the natural drainage wa~ within the applicant's property. <br />I <br />The exterior of the buildink must be of a stucco material which matches the existing <br />materials on the house in tolor and materials, or the exterior materials must be of a <br />I <br />maintenance free material which matches the color and trim of the house.
