GARAGE (P.F. 3095)

\tVHEREAS, Tom and Marilyn Weaver, 2330 Auerbach Avenue North have requested
approval to construct a 22' x 44' (968 sq.ft.) four-stall detached garage on their 10,125 sq.ft.
residential lot;

\tVHEREAS, the proposed building (968 sq.ft.) exceeds the maximum allowed rear yard
coverage of the 40%, and further, on this lot the 40% detached building area is calculated as 75
feet in width x 30 feet in depth (900 sq.ft.), and therefore requires a conditional use permit as
per City Code Section 1004.01A.12; and

\tVHEREAS, the 968 sq.ft. building would have four parking bays and shop space and
would be used for storage of personal vehicles and residential equipment; and

\tVHEREAS, the site, located in Comprehensive Plan District #6 (with a Comprehensive
Plan designation ofL-R) is zoned R-l; and

\tVHEREAS, the Roseville Planning Commission conducted a public hearing on the
request on Wednesday, February 10, 1999, and recommended approval ofthe requested
conditional use permit (subject to conditions); and

\tVHEREAS, the Roseville City Council received the Planning Commission's
recommendation on Monday, February 22,1999; and

\tVHEREAS, the Roseville City Council made the following findings:

1.

The project will not create additional traffic nor the need for additional public
facilities. There appears
to be no impact on general health, safety, and public welfare. In addition, the
project complies with the Comprehensive Plan designation as low density
residential uses.

-~~
tf}- r;- t(s
