<br />Ms. Debra Bloom <br />February 19, 1999 <br />Page 4 <br /> <br />The concept for having a Cub Foods in this location is somewhat different from most other Cub <br />Foods developments that we are familiar with. Although Cub has been a component of mixed use <br />centers, they have generally been able to keep their truck and customer traffic separate and keep their <br />parking and that from adjacent buildings separate. The Stillwater Cub Foods and Target store have <br />two almost distinct parking areas, the same holds true for the Cub Foods and Home Depot stores in <br />Maplewood. In virtually all other instances, Cub has their own access out to the roadway system. <br />In this instance, they are forced to travel in a shopping center area. <br /> <br />In summary, the traffic generated by the Cub Foods store will be significantly higher than that of the <br />previous use of this area of the Har Mar Mall. The parking will probably be in conflict with that <br />from other developments within the mall. This will be especially true when they mall has its special <br />events such as craft shows, etc. on Saturdays.
