<br />., <br /> <br /> <br />February 16, 1999 <br /> <br />Mr. Tim Prinsen <br />Bradley Operating Limited Partnership <br />21 00 North Snelling Avenue <br />Roseville, Minnesota 55113 <br /> <br />RE: Incomplete application submittal regarding your request for a utility easement <br />vacation. <br /> <br />Dear Mr. Prinsen: <br /> <br />Last Wednesday following the City's Development Review Committee meeting, I <br />informed Greg Kopischke of Westwood Professional Services, that the City was in need <br />of additional information regarding the utility easement vacation, the site development <br />and that there may be an issue regarding the building setback along the east side of the <br />proposed facility. <br /> <br />After further review, the following requirements would apply to the proposed Cub Foods: <br /> <br />1. Certain Businesses in Shopping Center Districts to be Enclosed: All business, <br />storage, service, repair or processing, box and crate storage or merchandise <br />display shall be conducted wholly within an enclosed building or behind a solid <br />fence not less than five feet (5') high except as allowed in subsection 1005.01G. <br />(Ord. 1066, 7-24-89) <br /> <br />2. Buffer Zone: Where a shopping center district abuts a residence district, any new <br />development shall include in the required setback a buffer zone not less than forty <br />feet (40') in width. This protective strip shall contain no structures, shall not be <br />used for parking, off-street loading or storage, and shall be landscaped. The <br />landscape treatment shall include the seeding of grass or sodding of the whole of <br />the buffer strip, the planting of shrubbery and trees and maintaining of same, a <br />compact screen wall or fence which limit shall be not less than seventy five <br />percent (75%) opaque. The planting or fence design must be approved by the City <br />Council and shall be in harmony with a residential neighborhood and provide <br />sufficient screening of the shopping center operations. The hedge or fence shall be <br />no less than six feet (6') in height and no more than six and one-half feet (6 1/2') <br />feet in height. <br /> <br />2660 Civic Center Drive .:. Roseville .:.
