<br />f) Adding the 340 spaces required for Cub to the peak occupancy of 364 spaces <br />on April 17 results in a total parking demand for the conditions on April 17 of <br />704 spaces. This total demand is 22 spaces fewer than the total 726 spaces <br />available. Though this is an adequate situation, the closeness of the demand <br />to the supply suggests that Bradley Real Estate should seek to apply <br />management measures that would avoid multiple large special events at the <br />same time, such as occurred on April 17. If adequate parking is available <br />elsewhere on the Har Mar property, another option would be to encourage <br />special event users to park elsewhere on the Har Mar property. <br /> <br />g) Following completion of the Cub Store, the Har Mar Mall as a whole will <br />require a total of 2,208 spaces (5.0 spaces per 1000 sq. ft. times the 441,600 <br />sq. ft. size after completion of the Cub Store). The 441,600 sq. ft. consist of the <br />existing size of 428,100 sq. ft. plus the 68,000 sq. ft. size of the Cub Store <br />minus the 54,500 size of the former Homeplace Store. <br /> <br />h) Following completion ofthe Cub Store, the Har Mar Mall as a whole will <br />provide a total of 2,229 parking spaces. This total consists of 726 spaces in <br />the south area plus 1,503 spaces in all other parking areas on the Har Mar site. <br />It is important to emphasize that this parking supply of 2,229 spaces accounts <br />for all traffic changes recommended in this report - in the south area, on the <br />east side of Har Mar and on the driveway to Snelling Avenue. <br /> <br />i) Based on the preceding two points, we have determined that the overall <br />parking situation for the Har Mar Mall after completion of the Cub Store will <br />be in full compliance with City requirements because the parking supply of <br />2,229 spaces will exceed the 2,208 number of spaces required. <br /> <br />j) Our fmal parking comments address the Farmers Market and the State Fair. <br />We understand that the Farmers Market occurs on Tuesday mornings from <br />June through October in front of the Barnes & Noble Store. Given that the <br />location is distant from the Cub Store and that the market occurs on an off- <br />peak time for the Cub Store, we are confident that the Cub Store will not have <br />any negative impact on parking availability for continued operation of the <br />Farmers Market. Regarding the State Fair, we understand that Bradley <br />management personnel have determined that use of the Har Mar parking lot as <br />a remote parking facility for State Fair attendees no longer can be permitted <br />following completion of the Cub Store. <br /> <br />11 <br />
