Carlson <br /> <br />March 10, 1999 <br /> <br />Setback Permit Application <br /> <br />Thank you for giving consideration to our setback permit application. This <br />application is being submitted after meeting with the City Councif on 1/26/99 and <br />gaining their approval to proceed. <br /> <br />Responses to application: <br /> <br />1. Re: #10 where 8 of the 12 conditions must be met. Here I tried to answer as <br />carefully as possible. A number of the questions assumed an existing structure <br />already on the property...which is not the case with us. This is a vacant lot at <br />present and the proposed structure will be the only structure on the property. <br /> <br />2. As you will see from the survey done by E.G. Rud & Sons the structure sits on <br />the 30' set back line as required (range is 30' to 30.2'. Both the east and west sides <br />of the house are within the 10' setback requirements and the driveway will be placed <br />in such a way as to comply with setback requirements. <br /> <br />The main front structure of the house sits 47.03' off the required setback until the <br />cui de sac begins. With the cui de sac there is one comer of the house that is 28.2' <br />off the required setback (involves 6 square feet of the house) and a second comer <br />that is 28.30' off the required setback (involves 13 square feet of the house). <br /> <br />At the 1/26/99 City Council meeting we were on the agenda for an original <br />request that would have involved a 3' variance on the rear setback, which had been <br />turned down by the Planning Commission. We came to that meeting with the <br />alternate proposal of the setback variance in the front. <br /> <br />After very careful and helpful discussion with the council along with input from <br />neighbors to the rear of the house, the following action was taken: <br /> <br />a. The council requested that we withdraw our request for a 3' rear setback <br />variance...which we did. <br /> <br />b. My understanding was that the council gave their okay to the minor front <br />seta back variance and we were told that the variance issue could be handled <br />through the permit process. <br /> <br />c.
