4

(

CASE NUMBER: 1034-77
January 5, 1977

(,

Page Two

percent of the area of the building facing the street we approximate
to be 189 square feet.

5. It would appear to us that the proposal to construct the pylon
is consistent with other variances allowed on the west side of
Long Lake Road. The more offensive sign in our opinion, is the
342 square foot sign (Sign "All) attached to the building itself.
It would appear that if a pylon sign is to be allowed to be
visible from the free\'iay, it is not necessary to have another
sign on the building serving the same function. The Planning
Commission may wish to consider approval of the pylon sign with
the condition that the 342 square foot sign be brought into
conformance with the ordinance. This would allow for a sign
of approximately 100 square feet which will be quite adequate to
identify the business from Partridge Road.

6. Another part of the problem is that Mr. Trapp has not repainted
the structures as p~oposed and as a condition attached to his
previous approval for the construction of gasoline service statlon
facilities~ Mr. Trapp indicates that he intends to do this in the
spring of the year. We suggest any approvals include a condition
that all of the signs proposed to be removed, be so removed prior to
the construction of any additional signs under this request. In
addition, it should be stipulated that all previous conditions from
the previous approval be accomplished no later than June 1, 1977.

7. Again, it would be helpful if members of the Planning COlTlT1ission and
Council could view the site prior to the public hearing on this
request.
