<br />( <br /> <br />( <br /> <br />January 5, 1977 <br /> <br />PLANNING REPORT <br />CASE NUMBER: <br />APPLICANT: <br /> <br />1032-77 <br /> <br />James Trapp <br /> <br />LOCATION: <br /> <br />Northwest Corner of Country Road C-2 <br />and Partridge Road <br /> <br />ACTION REQUESTED: <br /> <br />Variance to Sign Requirements <br /> <br />PLANNING CONSIDERATIONS: <br /> <br />1. .James Trapp proposes to construct a new pylon sign at the <br />southeasterly corner of his property 44 feet high with a sign <br />area of 172 square feet. Since the property is contiguous to <br />a major thoroughfare @nd not a freeway) the maximum sign height <br />in accordance with the ordinance is 25 feet high with 100 square <br />feet. The applicant has had a number of signs on this property <br />many of which do not conform to the ordinance. We requested <br />therefore that Mr. Trapp submit a specific program of signs to <br />be removed and those to be retained so as to allow for an overall <br />evaluation of the sign conditions on the property. <br /> <br />2. Mr. Trapp has submitted the attached drawings labeled Schedule I <br />and Schedule II. Schedule I indicates the site plan of the <br />property showing the locations of two signs he intends to <br />retain on the property. These are indicated as signs "A" and <br />"B". Sign IIA" is 57 feet by 6 feet (342 square feet) which <br />exists above the car wash doors on the northerly portion of the <br />buildinq facing the freeway. This sign far exceeds the maximum <br />allowed which is, in this case, four percent of the area of the <br />building facing the street (side elevation) or 100 square feet, <br />whichever is greater. Obviously, the size of this sign at 342 <br />square feet was intended to be seen from the freeway, and does not <br />relate only to Partridge Road. <br /> <br />3. Sign "B" is the proposed ne\'1 sign (as shown on Schedule II) to be <br />2Qfeet by 3 feet or atotal of 60 squat'efeet. This sign, <br />oriented towards this direction (County Road C-2) is within the <br />Sign Ordinance requirements. <br /> <br />4. The proposed pylon sign is similar in height and at'ea to others <br />approved on the west side of Long Lake Drive. These signs were <br />designed to be seen by traffic on the freeway, and do in fact <br />serve that function. If the property were contiguous to the. <br />freeway, the pylon sign would be allowed to be 45 feet high with <br />225 square feet of area. The allowable sign under this condition <br />on the building would be seven percent of the area of the building <br />facing the street or 150 square feet, whichever is greater. Seven <br />
