(P~) ( p ~ <br /> <br /> <br />1.0 Requested Action <br /> <br />1.1 Thomas Coil is requesting approval of a three lot minor subdivision that would divide two <br />existing parcels at 1025 & 1027 Shryer Avenue into three residential lots for construction <br />of three single family homes. <br /> <br />2.0 Background <br /> <br />2.1 The two existing parcels lie in a Single Family Residential zoning district (R-l), each having <br />a width of 128.31 feet and a depth of 298 feet. Single family homes lie to the north, south, <br />east and west of these parcels. <br /> <br />2.2 Mr. Coil is requesting a three lot minor subdivision to create three parcels out of the existing <br />two parcels. No new street or utility construction is necessary to serve the proposed lots. <br />Sewer and water laterals and curb cuts (driveway access aprons) will be necessary. <br /> <br />2.3 Section 1104.04E, City Code, outlines the procedure for a three lot minor subdivision. No <br />hearing or Planning Commission review is necessary. A hearing is held by the City Council. <br />If the request is approved, the certificate of survey is reviewed by the City Manager and <br />Community Development Director and then recorded with the Ramsey County Recorder. <br /> <br />2.4 The request would create three lots, Parcel A, B, and C. These three lots are proposed at a <br />width of 85.02 feet, 86.56 f~et and 85.02 feet respectively and have 25,336, 25,805, and <br />25,333 square feet, respectively. All lots have a depth of298 feet. <br /> <br />3.0 Staff Comments & Findings <br /> <br />3.1 The three proposed lots will meet the dimension and area requirements for new lots <br />created within the R -1 zoning district. <br /> <br />3.2 Removal of all existing structures must occur prior to the City Manager's approval of <br />recording of the minor subdivision. <br /> <br />3.3 Parcel A shall be recorded within 60 days and parcels Band C shall be recorded within <br />one (1) year from the City Council approval Date. <br /> <br />RCA(051099)Page 1 of 2 <br /> <br />,~ <br />",,-0 <br />'7 <br />
