<br />3.4 A detailed grading plan with building slab elevation and drainage direction must be <br />submitted to the City Engineer for review and approval prior to City Manager's approval. <br /> <br />3.5 New sewer and water service is required for the new lot, which location must be <br />approved by the City Engineer. A new sewer availability charge (SAC) will be placed on <br />the newly created lot and collected with the building pennit. <br /> <br />3.6 Cash will be accepted in lieu of parkland dedication.
