<br />. <br /> <br />. <br /> <br />e <br /> <br />OFF STREET LOADING <br />~ Except for loading berths required for apartments, no loading berth can be located closer <br />then 50 feet from a residential district unless within a structure. <br />~ All loading areas must be screened and landscaped from abutting and surrounding <br />residential uses. <br /> <br />DESIGN STANDARDS <br />SCREENING OF LOADING AND SERVICE AREAS <br />~ Screening requirements must be satisfied through the use of opaque fences, wall, earthen <br />berms, hedges, and other landscape materials. <br />~ The perimeter views of all extemalloading and service areas and any areas of outdoor <br />storage must be screened nom residential uses and adjacent public streets and the public <br />nont and office sides of all commercial and industrial uses. Screening can be <br />accomplished through: <br />~ The placement of the building on the lot. <br />~ The use ofberming and landscaping (80% opaque at the time of maturity). Planting <br />screens must consist of healthy, hardy plant materials at least 6 feet in height. <br />~ If screen walls are proposed, the materials used must be of similar type, quality, and <br />appearance as that of the principal structure. such screens must be a minimum of 6 feet in <br />height and provide a minimum opaqueness of 80%. <br /> <br />TRASH HANDLING <br />~ All trash, recycling and related equipment must be stored within the principal structure or <br />within an attached structure accessible from within the principal structure. <br />~ Such structure must be screened nom eye level view from public streets and adjacent <br />residential properties. <br />~ Such structure must be architecturally harmonious with the principal structure. <br /> <br />LIGHTING <br />~ All exterior lighting must be designed and arranged to direct illumination away nom <br />contiguous residential properties. <br />~ Lighting is restricted to a maximum height of 30 feet. <br />~ The light cast cannot exceed .5 lumens at the property line. <br /> <br />Roseville Shopping Center District Study <br /> <br />Phase I Report <br /> <br />Page 76 <br />
