~ In all zoning districts, outdoor sales, display or storage of items including but not limited to, firewood, plants, flowers, tools, transmission fluid, motor oil, softener salt, canned goods and food sold from stationary vehicles or portable containers or the like are prohibited unless authorized as a specific condition within an approved conditional use permit. . SCREENING ~ Screening is required where any off street parking are contains more than 4 parking spaces and is within 30 feet of an adjoining residential use or zone and where the driveway to a parking area of more than 4 spaces is within 15 feet of an adjoining residential use or zone. ~ Where any commercial or industrial use is adjacent to property zoned or developed for residential use, that business or industry must provide screening along the boundary of the residential property. Screening must also be provided where a business, parking lot, or industry is across the street from a residential zone, but not on that side of a retail or office building considered to be the front except to screen a parking lot or permitted storage. Required Screening: ~ A minimum of 6 foot high screening is required for exterior storage and to buffer commercial from residential uses. ~ Exterior loading, rooftop equipment, and mechanical areas must be completely screened from all surrounding properties. Architectural screening must be compatible with the architectural treatment of the principal structure. e TOWERS All required non-emergency maintenance must be completed between the hours of7:00 a.m. and 7:00 p.m. for all towers within 1000 feet of a residential district. GLARE ~ Any lighting used to illumination off street parking areas, sign or other structure must be so arranged as to deflect light away from adjoining residential zones or from public streets. ~ Direct or sky reflected glare, whether from flood lights or from high temperature processes such as combustion or welding, shall not be directed into any adjoining property. ~ The source of lights must be hooded or controlled. ~ Any light or combination of light which cast light on residential property shall not exceed .4 foot candles (meter reading) as measured from said property. OFF-STREET PARKING All commercial zoning districts must have a public street setback of 15 feet and a side and rear yard setback of 5 feet unless modified in a specific zoning district. OFF-STREET LOADING ~ Loading berths cannot occupy the required front yard setback space. ~ All loading areas must be screened according the city's landscaping and screening requirements. ~ Loading berths must be located at least 50 feet from any residential district unless within a building. .
