<br />~ <br /> <br />In all zoning districts, outdoor sales, display or storage of items including but not limited <br />to, firewood, plants, flowers, tools, transmission fluid, motor oil, softener salt, canned <br />goods and food sold from stationary vehicles or portable containers or the like are <br />prohibited unless authorized as a specific condition within an approved conditional use <br />permit. <br /> <br />. <br /> <br />SCREENING <br />~ Screening is required where any off street parking are contains more than 4 parking spaces <br />and is within 30 feet of an adjoining residential use or zone and where the driveway to a <br />parking area of more than 4 spaces is within 15 feet of an adjoining residential use or zone. <br />~ Where any commercial or industrial use is adjacent to property zoned or developed for <br />residential use, that business or industry must provide screening along the boundary of the <br />residential property. Screening must also be provided where a business, parking lot, or <br />industry is across the street from a residential zone, but not on that side of a retail or office <br />building considered to be the front except to screen a parking lot or permitted storage. <br />Required Screening: <br />~ A minimum of 6 foot high screening is required for exterior storage and to buffer <br />commercial from residential uses. <br />~ Exterior loading, rooftop equipment, and mechanical areas must be completely screened <br />from all surrounding properties. Architectural screening must be compatible with the <br />architectural treatment of the principal structure. <br /> <br />e <br /> <br />TOWERS <br />All required non-emergency maintenance must be completed between the hours of7:00 a.m. and <br />7:00 p.m. for all towers within 1000 feet of a residential district. <br /> <br />GLARE <br />~ Any lighting used to illumination off street parking areas, sign or other structure must be <br />so arranged as to deflect light away from adjoining residential zones or from public streets. <br />~ Direct or sky reflected glare, whether from flood lights or from high temperature processes <br />such as combustion or welding, shall not be directed into any adjoining property. <br />~ The source of lights must be hooded or controlled. <br />~ Any light or combination of light which cast light on residential property shall not exceed <br />.4 foot candles (meter reading) as measured from said property. <br /> <br />OFF-STREET PARKING <br />All commercial zoning districts must have a public street setback of 15 feet and a side and rear <br />yard setback of 5 feet unless modified in a specific zoning district. <br /> <br />OFF-STREET LOADING <br />~ Loading berths cannot occupy the required front yard setback space. <br />~ All loading areas must be screened according the city's landscaping and screening <br />requirements. <br />~ Loading berths must be located at least 50 feet from any residential district unless within a <br />building. <br /> <br />. <br /> <br />Roseville Shopping Center District Study <br /> <br />Phase I Report <br /> <br />Page 78 <br />
