<br />. <br /> <br />MISCELLANEOUS NOTES <br /> <br />BROOKLYN PARK <br />~ Grocery, department, variety or discount stores are permitted in B-2 (retail) and B-3 <br />(general) districts regardless of hours of operation. <br />~ All businesses adjacent to residential districts require a site plan review for new <br />construction or significant changes. <br />~ The city is currently re-writing the entire ordinance. In the new Ordinance all structures <br />over 25,000 sf. will require a conditional use permit in B-2 districts and will be permitted <br />uses in B-3 districts. Structures over 50,000 sf will require a conditional use permit in <br />both districts. <br />~ They will also have more regulations regarding spill over from lighting, views ofHV AC <br />(must be screened using same materials as the building structure), building materials, etc. <br />~ All mechanical or accessory uses, including, but not limited to, exterior storage areas, , <br />exterior loading docks, service, mechanical areas, and rooftop equipment, must be <br />screened. <br /> <br />e <br /> <br />RICHFIELD <br />~ Restricts hours of operation for gas stations to 6:00 am to 11 :00 pm unless located on a <br />County Road or State Highway. <br />~ If a service station abuts an R-l or R-2 lot, a buffer yard of not less than 25 feet in width <br />and 75% all-season opacity from the ground to a height of 6 feet is required. The council <br />may reduce this requirement to not less than 15 feet if significant additional landscaping <br />and fencing, with 100% all season opacity, is provided to screen the service station use. <br />~ A buffer yard of not less than 10 feet in width is required to separate all aspects of the <br />service station use from all other abutting parcels. <br /> <br />BOULDER COLORADO <br />Requires a "Use Review" and a "Site Review" for large developments. The use review would <br />evaluate the impacts of the use on the surrounding area. The site review would deal with the site <br />planning and aesthetic issues. <br /> <br />CHASKA <br />~ Any lighting used to illuminate an off-street parking areas or sign shall be arranged so as <br />to deflect light away from any adjoining residential property or from public streets. Direct <br />or sky reflected glare, whether from flood lights or from high temperature processes such <br />as combustion or welding, shall not be directed into any adjoining property. <br />~ Exterior lighting shall not be directed upon adjacent land or the public right of way. <br />~ Exterior lighting shall be designed and arranged to limit direct illumination and glare in <br />any contiguous parcel of land.
