The existing building and addition shall match in material, color and detail. <br />B. The new loading dock will have a solid screen wall 14' in height and 53' in length on the west <br />side of the dock constructed with materials and of color and detail to match the building <br />facade. . <br />C. A berm shall be constructed around the new parking area to an elevation of 922' to screen <br />semi-trailer trucks parked or docked at the facility from neighbors to the southeast, south and <br />southwest. The berm along McMenemy Street (west side of the site) can be eliminated. <br />D. Landscaping in the form of a continuous, staggered row of a minimum 6' tall conifers 20' on <br />center will be provided as needed to provide screening along the berms required in fetter /lC''' <br />above. Additional conifers on the McMenemy side of the site will be added beyond the <br />landscape plan submitted for the June 23, 1998 Planning Commission meeting and shown as <br />Exhibit H A", attached. Specifically, a minimum of three 6' Black HiJJs Spruce shall be added to <br />the south of the driveway adjacent to McMenemy Street in order to screen the home located at <br />4375 McMenemy Street, white caring that adequate visibility exists for motoristsJeaving the <br />carrier annex site. The Postal Service agrees to work with the City in offering buffering on the <br />property of the homeowner at 345 Oak Ridge Drive to offer a minimum of three 6' tall <br />coniferous trees to be planted on the homeowner's property in a manner that will help screen <br />them from the dock area. The City of Vadnais Heights wiH be responsible for obtaining any <br />_ approvals required by Ramsey County and to coordinate with a proposed trail in that 'ocation. <br /> <br />20f7 <br />
