All the stated uses listed in Condition 3 above shall be considered "permitted" <br />uses in the PUD, provided they comply with all development, standards and <br />conditions for such uses under the most restrictive corresponding conventional <br />zoning district. <br /> <br />6. Minimum development standards are as indicated on the PUDGeneral Plan. <br /> <br />7. The auto service, convenience store, auto quick service, car wash, day care, <br />fast food, and restaurant/retail buildings shall all have brick exteriors and <br />- architectural elements consistent with the other buildings in the PUD. <br /> <br />8. <br /> <br />Elevations of all sides of a proposed building shall be submitted with the Final <br />Plan for determination of compliance with the above requirements. <br /> <br />. <br /> <br />9. No outside trash enclosures, with the exception of the trash compactor for the <br />grocery store and no outside display of merchandise are allowed. <br /> <br />10. The applicant shall be required to pay for the following traffic improvements: <br />1) second left turn lane from westbound Highway 55 to southbound County <br />Road 24 2) double left turn lanes from southbound County Road 24 into the <br />site, 3) traffic signal at the site entrance along County Road 24 and 4) right turn <br />lane on northbound County Road 24 into the site. <br /> <br />11. The number of parking stalls for the project shall not exceed 803 stalls. <br /> <br />12. The sidewalk along County Road 24 shall be eight feet in width. <br /> <br />13. The internal crosswalks shall be constructed of patterned concrete, asphalt, or <br />other material as approved by the City,' and shall be visibly different in color <br />and texture than the parking lot surface, <br /> <br />14. Landscape materials planted around the perimeter of the site shall meet the <br />minimum size requirements as specified in the zoning ordinance. <br /> <br />. <br />
