The applicant shall extend the fence and berm west of Garland Lane on the <br />south side of Medina Road, prior to the issuance of a certificate of occupancy. <br /> <br />16. All buildings in the PUD and the berming and landscaping shall be completed in <br />one phase. The phase shall extend through December 31, 1999. . The bernis <br />and landscaping along both sides of Medina Road shall be completed prior to <br />issuance of a certificate of occupancy for the grocery store. <br /> <br />17. AIl signs shall conform to the Master Sign Plan as approved by the City <br />Council. No sign approvals are conferred with the approval of the Final Plan. <br /> <br />18. Light standards located south of the grocery store and around the perimeter of - <br />the site shall not exceed 22 feet in height. Light standards located in the <br />grocery store parking lot may not exceed 29 feet in height. The lighting plan <br />shall be revised prior to erecting any lighting on the site. <br /> <br />19. <br /> <br />Prior to the issuance of' a certificate of occupancy for Phase 1, buffer <br />monuments shall be installed in accordance with Section 21670.07 of the <br />Zoning Ordinance and buffer strip vegetation planted in accordance with the <br />standards in Section 21670.08, Subdivision 3. The monument design shall be <br />approved by the Community Development Department. <br /> <br />20. Overhead garage doors shall be prohibited on the south and' east elevations of <br />the auto service center. <br /> <br />21. Fire lane variances are approved for the three restaurants in the northern portion <br />of the project and the office building and day care facility north of Medina <br />Road. <br /> <br />22. The Developer shall maintain the fence on the south side of Medina Road for a <br />period of four years, at which time the Developer shall contract with a third <br />party to estimate the annual maintenance costs for the fence and make a cash <br />payment based on that estimate to the Home Owners Association for the present <br />value of the maintenance costs over a period of 30 years. <br /> <br />23. Once full directional access is available at County Road 24, all construction <br />traffic must use this access. Prior to that time, construction traffic will use the <br />Dunkirk Lane curb cut. <br /> <br />24. <br /> <br />The hours for the auto service use shall be as follows: 7 a.m.-9 p.m. Monday <br />through Friday; 7 a.m.-6p.m. Saturday; closed on Sunday. <br />
