<br />. <br /> <br />. <br /> <br />. <br /> <br />SELECTED SITE STUDIES <br />(Task 105) <br /> <br />MINNETONKA <br />Ridgehaven Mall <br />7-Hi Shopping Center <br /> <br />We examined two locations in Minnetonka with intensive commercial uses in close proximity to <br />residential areas. The first is Ridgehaven Mall the second is the 7-Hi shopping center. <br /> <br />Ridgehaven Mall includes, among other smaller shops, a Byerly's grocery store and a Target <br />Greatland Store and is located in the city's Planned 1-394 District. Attached is a map of the site <br />showing the surrounding residential areas. See also the Selected Site Photo Survey. <br /> <br />Recent redevelopment ofthe 7-Hi shopping center included an addition for a new 24-hour <br />Rainbow Foods grocery store. The shopping center is adjacent to a single-family residential area <br />to the west and a multi-family complex to the north. Both are separated from the center by a <br />large wetland. The residential area is at a higher elevation such that views of the center are <br />fairly clear. <br /> <br />During neighborhood meetings, residents expressed concern about views ofthe center. In <br />response to this, additional landscaping, buffering, and aesthetic improvements were required as <br />conditions for approval. The color of the back of the building was changed to a darker earth tone <br />and an additional 58 coniferous and 9 deciduous trees were required. A fence or wall was not <br />required. <br /> <br />The development plan called for shielded, wall mounted, shoebox light fixtures on the rear of the <br />center with lighting for the Rainbow Foods being mounted on a canopy in-lieu of freestanding <br />light poles. <br /> <br />Other conditions of approval included: <br />~ Painting rooftop mechanical units in an earth tone color. <br />~ Deliveries were prohibited to the entire complex between the hours of 6:00 p.m. and 6:00 a.m. <br /> <br />Following is the landscape plan for Rainbow Foods and a map showing the center in the context <br />of the surrounding residential area. A complete copy of the materials that the city provided to us <br />is included in Appendix B.
